Local and state officials celebrated the official groundbreaking for The Ashford at The Enclave, a $30 million new build development at the site of the former Woodville Mall on Oct. 16.
The Ashford at The Enclave will be owned by Wallick, which is one of the first developers in Ohio to break ground on an affordable assisted living community, combining housing, assisted living services, and affordability. Gardant Management Solutions, Inc. will manage the community.
“There is a significant need for safe and affordable assisted living for older adults in Northwest Ohio and across the state,” Wallick said in a news release. “The Ashford at The Enclave pairs Medicaid reimbursement with four percent federal Low-Income Housing Tax Credits (LIHTC), making high-quality assisted living accessible for more seniors.”
The Ashford at The Enclave will feature 110 units, with 77 units fully accessible and the remainder adaptable, offering residents comprehensive care and support services. The three-story, 75,000-square-foot building will feature a fully equipped commercial kitchen with a formal dining area and a more casual bar/lounge-style space, as well as a salon and multipurpose rooms for classes, programs, and activities. Additionally, each floor will feature housekeeping and laundry facilities for residents, a central courtyard, and community gathering spaces throughout.
When fully occupied, The Ashford at The Enclave will create approximately 40 new, full-time jobs in Northwood. Roles will include nurses, personal care assistants, maintenance techs, housekeepers, cooks, and marketing and administrative staff.
The Ashford at The Enclave will be situated within a master-planned community known as The Enclave on the site of the former Woodville Mall.
The design team includes: MA Design, CDG Engineering, ECS Surveying, and S&ME Inc. Project partners include: The Ohio Department of Aging, the Ohio Department of Medicaid, the City of Northwood, the Ohio Housing Finance Agency, Affordable Housing Partners, Inc., and D.A. Davidson & Co.
