Oregon: Zoning changes to be on council’s Aug. 26 agenda

Two zoning matters are slated for the agenda of Oregon City Council’s Aug. 26 meeting following action last week by the city planning commission.
A request for a Special Use Exception permit for a townhouse development at 5011 Navarre Ave. received conditional approval from the planning commission and a request to rezone four parcels at 918 S. Wheeling from R-2 to C-4 for a restaurant was also approved.
Nate Neading and J.P. Ankney, of Vista Living, are proposing to construct 64 townhouse apartments on an 8-acre parcel near the intersection of Wynn Road and Navarre Avenue.
Ankney said the development would include four quadplexes with units covering 1,765 square feet. Each unit would have three bedrooms, 2 ½ baths and a single car garage.
There would be no age restriction on tenants, he said, and the complex isn’t going to accept renters under Section 8 housing regulations.
Steven Shrake, building and zoning inspection commissioner, said a project review committee had no objections to the SUE request provided an access road meets public road standards and sidewalks are constructed.
Those conditions were also accepted by the plan commission in its approval.
Scott Winckowski, who chairs the plan commission, said the city’s master plan intended for the site to be commercial.
The commission also approved an application for rezoning four parcels on S. Wheeling to accommodate a Waffle House restaurant.
The application seeks a change in zoning from R-2 residential to C-4 business.
Shrake reported the review committee had no objections to the request and noted neighboring property was zoned C-4.
Michael Fioritto, who owns a business on Ansonia Street, asked if another restaurant would increase traffic congestion in the area.
Mayor Mike Seferian, Winckowski, and Greg Vriezelaar were the only members of the five-member plan commission present for the meeting.
