PERRYSBURG -Dillin Corp. has announced that the property at Lake Erie Business Park in Port Clinton will be developed by Dillin Corp. and marketed by Dillin Properties. The Lake Erie Business Park is a 436 acre site located on State Rt. 2 in Port Clinton, Ohio and has made a significant commitment to manufacturing and commercial property growth in Ottawa County through implementation of several alternative energy initiatives.
“We’re interested in unique properties that stand out in the marketplace,” says Larry Dillin, master developer of Levis Commons and newly announced master developer for the Lake Erie Business Park. “The current owners, Jim McKinney and Dave Fahrbach, have made a commitment to renewable energy. Dillin would like to help them reposition the property from a marketing standpoint and help continue in the creation of Ohio’s first industrial park fueled in significant measure by renewable energy.” The 436 acre site, most of which is available for redevelopment, has proven to support the installation of utility-scale wind turbines and solar powered assets. Since August of 2008, a 60 panel 13.4kW solar electric panel was installed to partially feed Northern Manufacturing, a current tenant at the park. The power will also soon feed Crown Battery (to be announced on July 6 at the first-ever Wind Cube ribbon cutting ceremony). The 17-acre rooftop of building 460 and the existing concrete pads as well as the never-ending supply of wind from Lake Erie provide promise for the future of additional renewable energy sources to help power the development. In addition to Northern Manufacturing and the imminent announcement of a Crown Battery Renewable Energy Center (CBREC), Lake Erie Business Park is also home to Silgan Plastics, a plastic bottle manufacturer that is one of Ottawa County’s largest employers; Fenner Dunlop, which just completed a $48 million expansion; ARES; the US Coast Guard, Park Press; CCS&D: Gill Construction; and Dublin Commercial Property Services. Both WalMart and Whirlpool have utilized the development for short term warehousing. The development offers several existing structures, over three miles of privately owned and operated rail just off Norfolk Southern’s main East-West line; two Lake Erie fresh water intakes capable of drawing over 1.5 million gallons of water per day; alternative energy initiatives; a National Defense Industry cluster as well as SR 2 frontage development opportunities. Since acquisition, the Lake Erie Business Park property has been managed and marketed primarily by Jim McKinney and Dave Fahrbach, the two current majority owners of the development site.
